Why You Might Need an Appraisal
When a property passes to heirs, its value on the date of death usually becomes the new tax basis. A solid appraisal can help reduce capital gains tax when the property is sold later. Attorneys and CPAs also use it for estate tax returns, for dividing property fairly between heirs and for trust administration. If the date of death was months or years ago, we can still value the property as of that date.
